Ouch is right!

Lots of advice here. What would I do? Unpot, take off rotted leaves and see if the remaining leaf is strong enough to stand on it's own. If there is rot at it's base, chances of saving it are very very low.

I don't notice any oyster shell or lime substrate in your mix. Do you have any in any of your sandies? I find sandies have very sensitive roots and cannot take an acid condition. Acid mix + heat= rot in my experience

Thanks Rick -- confirms my suspicions. I just repotted a group of sandies today (not mine), and the roots were suffering. I repotted them with lots of oyster shell in the mix. I hope they do better now.
